Chimney survey in Norney
Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’ve noticed cracked or missing flaunching and flashings pulling away from the stack, a survey will tell you what’s going on, on flaunching, chimney pots and cowls and chimney breasts alike.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Questions from Norney
Do you cover smaller places like Norney?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
I let a flat near Godalming station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.
What does a chimney survey cover?
Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or send us an email.
Will I get photos?
Yes. The report includes photos of what we found.
Is a leaning chimney dangerous?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photographs, and a structural engineer can assess whether it needs work.
Roofs, chimneys and gutters in Norney
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Loseley Park, about 2.5 miles north-east, is one of the historic houses in the wider area around Norney. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live near a park such as Middlebriars Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you own one of the older houses in the streets near Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Godalming station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Norney is about 5 miles south-west of Guildford, in Surrey. Whether the building in Norney is a house, a flat or a commercial unit, the roof can be surveyed. Our area takes in places right across Surrey, large and small.

How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Around Norney, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Rendered stacks
What’s behind the render cannot be seen without removing some, so the report says what can and cannot be judged.
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
