Local roofs in Norney

Historic houses such as Loseley Park, about 2.5 miles north-east, show how far back building in the area around Norney goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Middlebriars Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like St Mary's CofE Voluntary Controlled Infant School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

How a gutter survey works in Norney

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at blocked outlets and hoppers and valley or box gutters that overflow inside, on eaves gutters, parapet and box gutters and fascias and soffits.

Older buildings in small places like Norney may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

What we look for on each type of roof

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

What a gutter survey does not cover

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • Gutters out of sight from every safe vantage point
  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

What we check

  • Valley gutters
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits
  • Downpipes
  • Outlets and hoppers

Norney questions

How do I find out if my home in Norney is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Godalming station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What’s in the report?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How it works

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Norney can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Buyers: confirm access with the estate agent or seller

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What happens if roof problems are left?

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building usually during the worst downpours. It is worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Norney, driving rain gets into any weakness, and damp in older walls is slow to dry out.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
