Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints as far as we can see them.

Gutter survey in Upper Eashing

Gutters are usually fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. Typical surveys look at gutters full of debris and silt and overflowing valley or parapet gutters, on eaves gutters, outlets and hoppers and fascias and soffits.

Some older homes in villages like Upper Eashing are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

What you get is a clear record of the gutter on the day we saw it. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Upper Eashing: your questions answered

Will you come out to Upper Eashing?

Yes, Upper Eashing is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Godalming station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.

Do you survey at weekends?

Yes, weekend visits are possible as well as weekdays. To book, phone 07833 053749 or email us.

Is there a good time of year to book a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

What’s the best way to book?

Simply phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Include valley, parapet and box gutters when clearing
  • Leave gutter checks at height to someone equipped for it
  • Watch the gutters during heavy rain
  • Look for green streaks or damp patches on walls

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get the gutters cleared every year or more often near trees. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.

What a gutter survey doesn’t cover

In fairness, a roof survey has limits:

  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Roofs, chimneys and gutters in Upper Eashing

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 2.7 miles north-east lies Loseley Park, a reminder of how long the area around Upper Eashing has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Trees in and around Under Green shed leaves that can end up in nearby gutters. For site and facilities teams at buildings like St Mark and All Saints Church of England Primary, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St Mark's Church and Community Centre, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. For a village or hamlet like Upper Eashing, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Mention any parking restrictions on your street
  • Find any records of previous roof work

Advice

What happens if roof problems are left?

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Older and listed buildings around Upper Eashing may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
