Upper Eashing questions

Can a landlord with a rental near Godalming station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.

Do you cover smaller places like Upper Eashing?

Yes, Upper Eashing is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How much is a survey?

Prices start from £150, including VAT. We confirm the exact price before you book. For a price, ring 07833 053749 or drop us an email.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Landlord roof surveys for homes and businesses in Upper Eashing

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey flat roofs on blocks, shared roofs and rented houses, and the problems we are asked to look at most are blocked gutters over flats and damaged pots and flaunching.

Older buildings in small places like Upper Eashing may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Give residents notice before a survey
  • Book gutter clearing at least once a year
  • Put urgent roof work at the top of the list
  • Check the loft space can be accessed

If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.

Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.

Different roofs, different checks

Roof spaces and lofts

Looking inside the roof frequently tells us more. We check it where there is safe access looking for water marks and gaps.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. We inspect them as far as it is safe to see.

What this survey can’t tell you

We only report what can be seen safely on the day, so some things are outside what a survey can do:

  • Walls, floors and services beyond the roof
  • Who pays under the lease (that is a legal question)
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

  • Converted houses
  • Blocks of flats
  • Shared roofs
  • Rented houses
  • Flat roofs on blocks

What affects the price in Upper Eashing

Prices vary from roof to roof, and it comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether it is a home or a commercial building
  • Roof area
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

What helps most when you contact us:

  • The address and postcode of the property
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one

A quick phone call is normally the easiest start: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Upper Eashing, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • If you are buying, let the agent know when we’re coming
  • Have any paperwork from past roof work to hand

How to book

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Advice

Landlord roof surveys in Upper Eashing: local notes

The wider area around Upper Eashing has a long history of building, with Loseley Park about 2.7 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park such as Under Green, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. The streets around a church such as St Mark's Church and Community Centre are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Godalming station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
