Roof surveys across GU7

Roof survey in GU7: how it works

We survey roofs in GU7 and across London and the South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, ring 07833 053749 or email us. We survey lead flashings, the roof space and clay and concrete tiles, and people most often book us about valley linings that have cracked or split and slipped, cracked or missing slates and tiles.

After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, it typically takes between one and two hours at a typical home, though large, tall or awkward roofs take more time.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Around Godalming

Locally, jobs take us to homes and businesses close to St Hilary's School, Moss Lane School and Phillips Memorial Park and the streets around them. Nearby too are St Edmund Church (less than half a mile south-west), The Richmond Arms Public House (less than half a mile west) and Godalming College (0.5 miles south). Godalming has its own railway station: Godalming station. A little further out are Guildford Castle (3.9 miles north-east) and Godalming Museum (under half a mile north). For a walk, there’s Frith Hill and Farncombe Wood.

Homes and roofs across GU7

From Godalming, Farncombe and Aaron's Hill to its smaller places, buildings across GU7 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in GU7. Flights that need permission only go ahead once it’s given.

Godalming: Living close to Phillips Memorial Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. The streets around a church such as St Edmund Church are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Common roof problems in GU7

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

A survey makes sense if you’ve noticed:

  • Worn lead at chimneys and abutments
  • Gutters that overflow in heavy rain
  • Cracked or blistered flat roof coverings
  • Worn or blocked valleys

Surveys for landlords and agents in GU7

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What affects the cost of roof surveys

We confirm the price for the job before booking. This is what makes a difference:

  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can safely be seen
  • The roof’s overall size

Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Dates you’re working to, such as exchange
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Different roofs, different checks

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Natural slate

Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

GU7 questions

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

Can you tell me how long my roof will last?

Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Do you work in GU7?

Yes. We survey roofs across London and South East England, and that includes GU7.
