About our roof survey in Hurtmore
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. Typical surveys look at slates or tiles that have slipped or broken and leaning or weathered chimney stacks, on natural slate, ridges, hips and valleys and clay and concrete tiles.
Some older homes in villages like Hurtmore are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What you can safely check yourself
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How the survey changes by roof type
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take between one and two hours at most homes; commercial roofs usually need 3–4 hours. Older rural homes like those around Hurtmore can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Before we arrive
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building

Advice
Hurtmore: your questions answered
How do I find out if my home in Hurtmore is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Godalming station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How much is a survey?
Our price is from £150, including VAT. You’ll know the price for your roof before booking. For a price, call 07833 053749 or email us.
Signs you need a roof survey in Hurtmore
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
A survey can pick up problems like:
- Loose chimney pots
- Cracked or blistered flat roof coverings
- Gutters that overflow in heavy rain
- Slipped, cracked or missing slates and tiles
Anyone responsible for a site like Charterhouse School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking any roof surveyor
- Which parts of the roof they’ll actually see
- Which limits apply to the survey
- Whether any drone flown is registered with the CAA
- Whether you can ask questions once you have the report

What a roof survey looks like in Hurtmore
Loseley Park, about 1.5 miles north-east, is one of the historic houses in the wider area around Hurtmore. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Middlebriars Wood can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If your home is one of the older ones in the streets near Church of St Nicholas, old fixings, lead flashings and tall chimneys are typical of older roofs.
