Roof surveys in Shackleford

About our roof survey in Shackleford

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are gaps in the roof where coverings have gone and debris building up in roof valleys, on the roof space, clay and concrete tiles and natural slate.

Some older homes in villages like Shackleford are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Questions from Shackleford

Is my home in Shackleford listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Shackleford within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you survey in bad weather?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

How long does a roof survey take?

It normally takes between one and two hours on an ordinary house, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What a roof survey looks like in Shackleford

The wider area around Shackleford has a long history of building, with Wanborough Manor about 2.1 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take a building like St Mary's CofE Voluntary Controlled Infant School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Middlebriars Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Shackleford is about 5 miles south-west of Guildford, in Surrey. Whether the building in Shackleford is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Shackleford is one of the towns and villages in Surrey we cover.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)
  • A full building survey of the property

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before booking. What our survey covers.

Roofs we survey in Shackleford

  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings

When to book a survey in Shackleford

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

Signs worth acting on include:

  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge
  • Slates or tiles that have slipped or broken
  • Condensation or damp timbers in the loft

For landlords with property near Godalming station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • What the report includes, and whether it has photographs
  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • Whether the inside of the roof is included

Useful tips for Shackleford property owners

Nothing here needs a ladder. A few suggestions:

  • Leave roof access to professionals
  • Look for debris in the garden after high winds
  • Hold on to the report for future surveys
  • Photograph stains when they appear

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Shackleford frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • Keep pets in another room
  • Let us know where we can park nearby

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What to let us know when you get in touch

A little information up front helps. It helps to include:

  • Access details, like a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • Where water is showing inside, if it is
  • What’s prompted the survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.
