Roof leak investigations for Shackleford homes and businesses

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Older rural homes like those around Shackleford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Have any questions written down, so nothing gets missed
  • If you are buying, let the agent know when we’re coming
  • Point out any leaks or damp patches

Advice

Roof leak investigation in Shackleford

Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. If you’ve noticed wet patches on loft insulation and a leak that comes and goes with the weather, a survey will tell you what’s going on.

For a small place like Shackleford, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Water from pipes, tanks or heating systems
  • What’s under the covering or behind the plaster
  • A structural engineer’s report

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

What this survey covers

  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Lead flashings
  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Do not touch fittings that water is reaching
  • Tell us if there are tanks or pipes in the loft
  • Do not climb onto the roof to look
  • Put a bucket under the drip and move valuables

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Roof leak investigations around Shackleford

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Wanborough Manor, about 2.1 miles north, is one of the historic houses in the wider area around Shackleford. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like St Mary's CofE Voluntary Controlled Infant School will know that tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Godalming station, a clear finding on where water gets in helps you brief a roofer right away. If you live near a park such as Middlebriars Wood, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Common questions in Shackleford

Does a conservation area affect roof work in Shackleford?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Shackleford in the area you cover?

Yes, Shackleford is one of the places we work. The survey and report are the same in Shackleford as anywhere else.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Is there anything I need to do ahead of the visit?

Keep a note of when it leaks. Move stored items away from the loft hatch. Keep away from any light or socket that water is reaching.

Can a leak be traced on a dry day?

Often, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Will you fix the leak as part of this?

A leak investigation finds and reports the likely source. The repair is not part of it. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

Leave it or get it looked at?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow right away. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Roof leak investigation starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
