Roof leak investigations in Christmas Pie: local notes
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in. Wanborough Manor, about 0.6 miles south-east, is one of the historic houses in the wider area around Christmas Pie. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If yours is one of the older homes in the streets near Church of St Bartholomew, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you look after a building such as Puttenham CofE Infant School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For landlords with property near Wanborough station, tracing a leak quickly matters when a tenant is living with it.

How a roof leak investigation works in Christmas Pie
Our roof leak investigations cover Christmas Pie and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, then phone 07833 053749 or send us an email to arrange a visit. We survey the roof space, valleys and parapet gutters and lead flashings, and common reasons people get in touch are leaks at a dormer or roof window and water marks that spread in wet weather.
Somewhere as small as Christmas Pie, older roofs have frequently been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We check everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You’ll see the good as well as the bad.

For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
Why get it checked now?
Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it is harder to deal with once established. Stopping the water is the first step. In a small place like Christmas Pie, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

Roof by roof
Slate and tile slopes
‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.
Valleys
Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof
- Carrying out the fix
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Questions from Christmas Pie
Do you cover smaller places like Christmas Pie?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Christmas Pie?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
What should I do before you arrive?
Check the loft can be reached. Have any photos of the leak ready, and tell us about past repairs. Keep catching drips and keep water away from electrics.
Why does not the damp patch line up with the hole?
Because water travels. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and they go into the written report.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Older roofs in small places like Christmas Pie can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the roof space, we trace the water’s route where there’s safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Check we can get to the back of the property
- If the roof is shared, arrange access with whoever manages the building

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
