Common roof problems in Puttenham

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

These are some of the problems a survey can pick up:

  • Leaks at a dormer or roof window
  • Staining around the chimney inside
  • Damp ceilings under a flat roof
  • Staining where a gutter or parapet meets the wall

For an older house near a landmark such as Church of St John the Baptist, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What to expect from a roof survey

Roof leak investigation in Puttenham

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe vantage point. The findings are recorded with photos. If you are worried about damp on a chimney breast and leaks at a dormer or roof window, a survey will tell you what’s going on, on flat roof details, rooflights and dormers and chimney stacks alike.

Roofs in small places like Puttenham frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Puttenham questions

Does a conservation area affect roof work in Puttenham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Puttenham within the area you cover?

Yes, Puttenham is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Is thermal imaging part of a leak investigation?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How should I prepare for the leak investigation?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Take dated photos of the leak
  • Mention earlier attempts to fix the leak
  • Do not climb onto the roof to look
  • Catch drips in a bucket and protect the floor

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It typically takes an hour or two for most houses, though large, tall or awkward roofs take more time. Somewhere as small as Puttenham, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Make sure pets are kept safely away
  • Check we can get to the back of the property

Advice

Roof by roof

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe vantage point.

Lead flashings

Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, letting rain run behind the joint.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Carrying out the fix
  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

Wind, rain and roofs in Puttenham

Wanborough Manor, about 0.9 miles north-east, is one of the historic houses in the wider area around Puttenham. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts.

Landlords with a home close to Wanborough station may find that a clear finding on where water gets in helps you brief a roofer right away. If you look after a building such as Puttenham CofE Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.
