With Wanborough Manor about 0.9 miles north-east, Puttenham sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If your home is one of the older ones in the streets near Church of St John the Baptist, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Gutter survey in Puttenham: what you get

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a photo-illustrated written report. We are frequently asked to look into gutters overflowing in heavy rain and downpipes that are split or coming away, across fascias and soffits, outlets and hoppers and valley gutters.

Older buildings in small places like Puttenham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Puttenham often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors

Practical tips

Over many surveys, some simple habits stand out:

  • Have overhanging branches cut back
  • Leave gutter checks at height to someone equipped for it
  • Look for downpipes coming loose
  • Watch for green marks down the brickwork

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email once it is done.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

What a gutter survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of gutters that can’t be seen safely
  • Pipes below ground level
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What this survey covers

  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can safely be seen.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

FAQs for Puttenham

Is my home in Puttenham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Wanborough station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

What happens next?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Will you walk on the roof?

Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Do you look in the loft space?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you need a gutter survey in Puttenham?

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Look out for signs like these:

  • Fascia boards damaged by overflowing water
  • Valley or box gutters that overflow inside
  • Leaks at the gutter joints
  • Sagging gutters and loose brackets

Trees in and around Pucks Oak Barn and McAlmont Reserves shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What to check before booking

  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey
  • Will they check the loft as well as the outside?
  • Whether VAT is added on top
