Gutter surveys near Christmas Pie

About our gutter survey in Christmas Pie

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about sagging gutters and loose brackets and dripping or leaking gutter joints, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Christmas Pie may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check for spilling water in a downpour
  • Do not leave hidden gutters out of a clear-out
  • Book gutter clearing once a year, more often near trees
  • Note any damp stains below the gutters

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

How the survey works

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey usually takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Christmas Pie needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. We check what’s visible and note what is not.

Your questions about gutter surveys in Christmas Pie

Do you cover smaller places like Christmas Pie?

Yes, Christmas Pie is on our map. A small place gets exactly the same survey as a big one.

I let a flat near Wanborough station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Will you look at parapet and box gutters as well?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Parts of them may not be visible, and the report says so.

Does the season matter for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

Christmas Pie homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Wanborough Manor about 0.6 miles south-east, Christmas Pie sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of St Bartholomew are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Puttenham CofE Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Christmas Pie is about 2 miles east of Ash, in Surrey. Surveys in Christmas Pie work the same way as everywhere we cover: a careful look at everything that’s safely in view, photographs and a clear written report. Christmas Pie is one of the towns and villages in Surrey where we work.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

Do you need a gutter survey in Christmas Pie?

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

It is worth booking a survey if you’ve seen:

  • Downpipes that are split or coming away
  • Leaks at the gutter joints
  • Fascia boards damaged by overflowing water
  • Gutters overflowing in heavy rain

If you own a rental within reach of Wanborough station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is VAT included in the price?
  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one

What to expect from a roof survey

What happens if roof problems are left?

Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers everything that’s safely in view and records it with photos. Outbuildings and barns around Christmas Pie are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
