Gutter surveys for homes and businesses in Normandy

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, valley gutters and downpipes, and the problems we are asked to look at most are gutters overflowing in heavy rain and blocked outlets and hoppers.

Older buildings in small places like Normandy may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Gutter surveys around Normandy

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Wanborough Manor, about 1.6 miles south, is one of the historic houses in the wider area around Normandy. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Wyke Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Church of St Mark, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Wanborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Normandy is about 4 miles east of Aldershot, in Surrey. Houses, flats, blocks and commercial buildings in Normandy can all book gutter surveys, with a written report and photographs every time. Across Surrey, we cover Normandy and the places around it.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • What’s behind fascias and inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that cannot be seen safely

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.

Common questions in Normandy

Do you survey roofs for landlords with property near Wanborough station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Normandy?

Yes. Normandy is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or use the contact form.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Rural addresses near Normandy can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a report with photographs and recommendations.

Before we arrive

Useful tips for Normandy property owners

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Don’t climb a ladder to look in the gutters
  • Have overhanging branches cut back
  • Include valley, parapet and box gutters when clearing
  • Note any damp stains below the gutters

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Prices for gutter surveys in Normandy

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The height of the building and how the roof can safely be seen
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium

All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the exact price before booking.

Booking your survey

You don’t need to know any roofing terms. It’s enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • Any deadline, like an exchange date
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel

Most bookings start with a short call: phone 07833 053749 or send us an email. You will have a price before anything is arranged.

Surveys for landlords and agents in Normandy

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
