Independent gutter surveys in Wyke

Why get it checked now?

A gutter clear-out takes the leaves away, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Wyke, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Gutter survey in Wyke

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. We survey on weekdays and at weekends. We survey eaves gutters, fascias and soffits and valley gutters, and people most often book us about joints that drip after rain and gutters that have fallen out of line.

Somewhere as small as Wyke, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Rural addresses near Wyke can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared
  • Find any records of previous roof work

How to book

How the survey changes by roof type

Plastic (uPVC) gutters

Joints that have pulled apart are a common fault on plastic gutters. We record each one we can see.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

What a gutter survey looks like in Wyke

With Wanborough Manor about 2.2 miles south-east, Wyke sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Ash station, the gap between tenancies is a good time to have the roof looked at. Take a building like Wyke Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What we cannot see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.
