How a gutter survey works in Willey Green

We carry out gutter surveys in Willey Green as part of our cover across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the roof space. A visit usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you are worried about gutters overflowing in heavy rain and downpipes that are split or coming away, we can find out what’s behind it.

In a small place like Willey Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Your questions about gutter surveys in Willey Green

Do you cover smaller places like Willey Green?

Yes, Willey Green is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Willey Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

How many surveys have you done?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Do you climb onto every roof?

Only if it is safe. We inspect what can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Roof by roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what is not.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Note any damp stains below the gutters
  • Watch the gutters during heavy rain
  • Ask for valleys and parapet gutters to be cleared too
  • Watch ceilings under valley gutters for fresh marks

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Get the gutters cleared every year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

We survey roofs for landlords and letting agents as well as householders. A written report with photographs gives you a clear record of the gutter, useful for planning maintenance.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Gutters out of sight from every safe vantage point
  • Pipes below ground level
  • Asbestos testing of old gutters, downpipes or soffits

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What a survey covers and does not.

Signs you need a gutter survey in Willey Green

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead is also a target for theft.

Most people get in touch when they’ve noticed one of these:

  • Gutters that have fallen out of line
  • Gutters overflowing in heavy rain
  • Cracked or loose downpipes
  • Leaves and moss blocking gutters

If you live near a park like Broadstreet, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What a good roof survey covers

Gutter surveys around Willey Green

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Wanborough Manor, about 1.8 miles south, show how far back building in the area around Willey Green goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Kings College Guildford: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Church of St Mark, its roof may have old fixings, lead flashings and chimneys that need a closer look.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. In a hamlet or village like Willey Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.
