Chimney survey in Christmas Pie, Surrey
We take a careful look at the chimney stack at your property in Christmas Pie, and put it all in a written report with photos.
- Pots or cowls that look unsafe
- Mortar washing out of the joints
- Bricks with flaking faces
Chimney survey in Christmas Pie
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Typical surveys look at mortar washing out of the joints and pots or cowls that look unsafe, on brick chimney stacks, shared and party-wall stacks and lead flashings.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

For landlords and managing agents
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Questions from Christmas Pie
How do I find out if my home in Christmas Pie is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover smaller places like Christmas Pie?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Are you structural engineers?
No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.
Should I worry about a leaning stack?
Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it is stable.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Let us know about it as you book and we will plan the survey around it.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Honest limits
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- The inside of the flue, which needs a sweep or flue specialist
- Gas safety checks, which need a Gas Safe registered engineer
- Whether a stack needs rebuilding on structural grounds

- Chimney breasts
- Brick chimney stacks
- Shared and party-wall stacks
- Lead flashings
- Flaunching
How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Christmas Pie, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Find any records of previous roof work
- Leave a clear route to the loft
- If it isn’t your property yet, arrange access through the agent

What we are asked to look at in Christmas Pie
Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
Typical things we’re asked to look at include:
- A stack that appears to lean
- Unused flues sealed without airflow
- Loose, cracked or missing pots
- Mortar washing out of the joints
If yours is one of the older homes in the streets near Church of St Bartholomew, old fixings, lead flashings and tall chimneys are typical of older roofs.
Before you book any roof surveyor
- How much experience they have with roofs like yours
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Are they insured for the work?
- What they won’t be able to tell you
Leave it or get it looked at?
Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Outbuildings and barns around Christmas Pie are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

How the survey changes by roof type
Rendered stacks
Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.
Brick stacks
Brick stacks rely on sound pointing to keep water out. We check the bricks for spalling and the joints for erosion.

Local roofs in Christmas Pie
With Wanborough Manor about 0.6 miles south-east, Christmas Pie sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like Puttenham CofE Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Wanborough station, a dated record of the roof is useful when planning maintenance across a let.
