Chimney surveys for Puttenham homes and businesses

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • House, block, shop or office
  • The roof’s overall size
  • Height and safe access
  • Whether thermal imaging or a drone is needed

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Chimney survey in Puttenham

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. A survey finds these problems and records them with photos. We are frequently asked to look into loose, cracked or missing pots and spalled or crumbling bricks, across chimney pots and cowls, lead flashings and shared and party-wall stacks.

In a small place like Puttenham, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

The survey, step by step

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for a house, and more on a big or complicated roof. In a hamlet or village like Puttenham, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Advice

Common roof problems in Puttenham

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

We’re frequently asked to look at:

  • Damaged chimney pots and cowls
  • Cracked or missing flaunching
  • Damp patches on chimney breasts
  • Frost-damaged brickwork on the stack

For an older house near a landmark such as Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions to ask before booking

  • Is VAT included in the price?
  • Which viewpoints they use to see the roof
  • What exactly goes into their report
  • Whether the loft is part of the inspection

What’s in a roof survey

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Puttenham questions

Will you come out to Puttenham?

Yes, Puttenham is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Puttenham listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is a chimney survey the same as a flue inspection?

No. It is not a flue, sweep or gas safety inspection. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Should a redundant chimney be removed?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can plan what to do with it.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Chimney surveys around Puttenham

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Wanborough Manor, about 0.9 miles north-east, show how far back building in the area around Puttenham goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Wanborough station, a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Pucks Oak Barn and McAlmont Reserves is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Before and after the survey

Here are a few things we’d tell any owner:

  • Find out whether changes to a stack need permission
  • Glance at the stacks from the street now and then
  • Use a Gas Safe registered engineer for gas appliances
  • Don’t use a ladder to reach the stack yourself

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What we cannot see

Before you book, it’s worth knowing what a survey will not do:

  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden sides of a shared stack
  • Whether a gas appliance or its flue is safe

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.
