Common questions in Normandy

How do I find out if my home in Normandy is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Normandy?

Yes, Normandy is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What happens after the survey?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Why is my chimney breast damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

Chimney survey in Normandy

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We are often asked to look into mortar washing out of the joints and spalled or crumbling bricks, across brick chimney stacks, flaunching and shared and party-wall stacks.

Older buildings in small places like Normandy may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at most homes, and more on a big or complicated roof. Somewhere as small as Normandy, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch

Normandy homes and their roofs

With Wanborough Manor about 1.6 miles south, Normandy sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St Mark: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings such as Wyke Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Wanborough station may find that the gap between tenancies is a good time to have the roof looked at.

What we look for on each type of roof

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What affects the cost of chimney surveys

To price your survey, we check:

  • The use of thermal imaging or a drone
  • Which survey package you book
  • Height and safe access
  • House, block, shop or office

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for the job before booking.

Booking your survey

Here’s what helps us most when you contact us:

  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Any stains, drips or damp patches you’ve seen indoors

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or drop us an email to find out.

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • What’s inside the brickwork or behind render, without opening up
  • Areas we cannot view from safe positions
  • A structural engineer’s assessment

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.
