Independent flat roof surveys in Normandy

Flat roof surveys for homes and businesses in Normandy

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. Typical surveys look at a sagging deck under the covering and raised blisters across the surface, across single-ply membranes, upstands and outlets and felt flat roofs.

In a village or hamlet like Normandy, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • File the paperwork for the roof and any repairs
  • Check from a window for ponding after heavy rain
  • Treat rooflights and old sheeting as fragile
  • Check that new brackets or units haven’t damaged the covering

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys normally lasts longer.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Questions from Normandy

Do you carry out roof surveys in Normandy?

Yes, Normandy is one of the places we work. Every survey there gets the same written report with photographs.

Is Normandy within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

What will the report tell me?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

What insurance do you have?

We hold professional indemnity and public liability insurance.

What does ponding on a flat roof mean?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Testing older roof sheets for asbestos
  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. In a hamlet or village like Normandy, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Make a note of anything you’d like us to look at
  • Tell us where we can park nearby
  • Have keys ready for side gates, garages or roof access doors

Flat and commercial roofs around Normandy

The wider area around Normandy has a long history of building, with Wanborough Manor about 1.6 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Anyone responsible for a site like Wyke Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Church of St Mark: the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Wanborough station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Normandy is about 4 miles east of Aldershot, in Surrey. If you’re in Normandy, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our area takes in places right across Surrey, from the larger towns to small villages.

Postcode districts we cover here for flat roof surveys: GU3. That includes homes and businesses on Manor Farm Close, Guildford Road and Milton Close. Close by, we survey roofs in Willey Green (1 mile east), Flexford (1 mile south), Christmas Pie (1 mile south), Wyke (1 mile west) and Wanborough (2 miles south). We also work in nearby towns such as Guildford (4 miles east), Woking (6 miles north-east), Camberley (6 miles north-west), Farnham (6 miles south-west), Egham (13 miles north-east) and Walton-on-Thames (14 miles north-east).

Local landmarks in Normandy

Typical jobs here are in homes near Duke of Normandy pub, among other places. The closest station to Normandy is Wanborough station, roughly 0.7 miles south of the centre. A little further out are Ash Museum (2.1 miles west) and Guildford Hospital (2.6 miles east). Open spaces near Normandy include Hog's Back and Ash Ranges.

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
