New roof snagging in Normandy

New roof snagging in Normandy: what you get

Our report records what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report doesn’t price repairs or settle who is responsible, but it describes what we saw in plain terms. If you are worried about underlay at the eaves left exposed and debris left in gutters or valleys, we can find out what’s behind it.

In a village or hamlet like Normandy, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How it works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Normandy can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. We look in the loft space, where there is safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Common questions in Normandy

Do you cover smaller places like Normandy?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you cover Normandy?

We do. The survey and report are the same in Normandy as anywhere else, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and record any snags. Book before the defects period runs out if you can.

How much is new roof snagging?

Our price is from £150, including VAT. The price depends on the size of the roof and the access. For a price, call 07833 053749 or email us.

When should I book new roof snagging?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

How we price new roof snagging

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • The size of the roof
  • Any need for thermal images or a drone flight

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Booking your survey

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Landlords, agents and block managers in Normandy

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Leave it or get it looked at?

Small faults on a new roof can grow. Loose details can let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Outbuildings and barns around Normandy are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep the contract and invoices together
  • Watch for gutters overflowing in rain
  • Check ceilings and the loft after heavy rain
  • Agree snagging with your roofer at the start

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Put the warranty or defects period end date in your diary. Book a check well before it so snags can be raised.

New roof snagging in Normandy: local notes

The wider area around Normandy has a long history of building, with Wanborough Manor about 1.6 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you live in an older home near Church of St Mark, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Wanborough station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Normandy is about 4 miles east of Aldershot, in Surrey. Whether the building in Normandy is a house, a flat or a commercial unit, the roof can be surveyed. We cover towns and villages across Surrey, large and small.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
