Roof surveys near Normandy

Normandy homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. With Wanborough Manor about 1.6 miles south, Normandy sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Wanborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Mark, old fixings, lead flashings and tall chimneys are typical of older roofs.

Normandy is about 4 miles east of Aldershot, in Surrey. From houses to flats and shops in Normandy, we can survey the roof. Normandy is one of the towns and villages in Surrey where we work.

We survey roofs across GU3 for roof surveys and the streets around it. If you need a roof survey at a property on Manor Farm Close, Guildford Road and Milton Close or a nearby road, we can survey it. Other places close to Normandy include Willey Green (1 mile east), Flexford (1 mile south), Christmas Pie (1 mile south), Wyke (1 mile west) and Wanborough (2 miles south). Larger places within reach include Guildford (4 miles east), Woking (6 miles north-east), Camberley (6 miles north-west), Farnham (6 miles south-west), Egham (13 miles north-east) and Walton-on-Thames (14 miles north-east).

How a roof survey works in Normandy

We survey roofs in Normandy and across London and the South East. Visits run on weekdays, Saturdays and Sundays. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or email us. We survey natural slate, lead flashings and ridges, hips and valleys, and common reasons people get in touch are valley linings that have cracked or split and gutters that overflow in heavy rain.

In a small place like Normandy, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a photo-illustrated written report, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours for most houses, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Cottages and farmhouses around Normandy often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Keep pets out of the way during the survey

Signs you need a roof survey in Normandy

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

Common reasons to book include:

  • Water stains on rafters and ceiling joists
  • Leaning or weathered chimney stacks
  • Worn lead at chimneys and abutments
  • Gaps in the roof where coverings have gone

Take a building like Wyke Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their track record with similar roofs
  • Will they check the loft as well as the outside?
  • Their report turnaround times

What a roof survey includes

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

Why book with us

  • 5,000+ surveys completed

Useful tips for Normandy property owners

You don’t need to be a roofer to help. What helps most:

  • File the report with your home documents
  • Make sure we can open the loft hatch
  • Gather any paperwork for past roof work
  • Tell us about any leaks or stains you’ve seen

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

Common questions in Normandy

How do I find out if my home in Normandy is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Wanborough station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. The report includes photos and recommendations.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

Before you get in touch, it helps to have:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • The address and postcode of the property

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
