How a roof survey works in Wyke

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. You don’t need to do anything except give us access. Everything we see is photographed for the report. Common reasons to book are lifted, split or missing lead flashings and leaking gutter joints and downpipes, on ridges, hips and valleys, lead flashings and flat roofs.

Somewhere as small as Wyke, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a roof survey looks like in Wyke

Historic houses like Wanborough Manor, about 2.2 miles south-east, show how far back building in the area around Wyke goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Wyke Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Ash station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Wyke is about 3 miles east of Aldershot, in Surrey. Surveys in Wyke work the same way as everywhere we cover: a careful inspection, photographs and a written report. We cover towns and villages across Surrey, from the larger towns to small villages.

What happens if roof problems are left?

By the time water marks a ceiling, it is frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. For an older or listed building in a place like Wyke, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

To find out what your survey will cost, phone 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

Your questions about roof surveys in Wyke

Is Wyke within the area you cover?

Yes, Wyke is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Ash station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

What’s the best way to book?

It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof. Surveys run on any day of the week.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How long does the visit take?

Allow about one to two hours for most homes, depending on how many separate roofs there are. We will confirm what to expect when we arrange the visit.

For landlords and managing agents

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we will plan the visit with that in mind.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email.

Common roof problems in Wyke

A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.

Things that often lead to a survey include:

  • Slipped, cracked or missing slates and tiles
  • Worn or blocked valleys
  • Worn lead at chimneys and abutments
  • Loose chimney pots

If yours is one of the older homes in the streets near Church of St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a good roof survey covers

Tips from our surveys

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Gather any paperwork for past roof work
  • Make sure we can open the loft hatch
  • Stay off ladders and the roof
  • Photograph stains when they appear

We email the report to you, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Wyke, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets in another room
  • Let us know about parking before the day
