Normandy Thermal Roof Survey

We take a careful look at the roof at your property in Normandy, and put it all in a written report with photos.

  • Damp where roofs meet walls and chimneys
  • Patches of heat loss across the roof
  • Damp around roof outlets and upstands

Thermal roof surveys in Normandy

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof.

Thermal roof survey in Normandy

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’ve noticed stains that keep coming back and possible trapped moisture under a flat roof covering, a survey will tell you what’s going on, whatever the roof.

Villages like Normandy often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Talk to us about the weather when booking
  • Use the report as a baseline for later checks
  • Heat the home normally on the days before
  • Note where damp appears and after what weather

Where a pattern cannot be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Flying and imaging in Normandy

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of St Mark are frequently among the oldest in a place, and if your house is among the older ones nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Historic houses like Wanborough Manor, about 1.6 miles south, show how far back building around Normandy goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. Take a building like Wyke Primary School: a drone or thermal camera can show a large roof in a single visit.

Normandy is about 4 miles east of Aldershot, in Surrey. In Normandy, as across Surrey, every roof gets the same careful survey. Our area takes in places right across Surrey, from the larger towns to small villages.

Surveys in GU3 are booked the same way as anywhere else. Streets in the area include Manor Farm Close, Guildford Road and Milton Close, and we cover them all. We also cover Willey Green (1 mile east), Flexford (1 mile south), Christmas Pie (1 mile south), Wyke (1 mile west) and Wanborough (2 miles south). Within a short drive, we also cover Guildford (4 miles east), Woking (6 miles north-east), Camberley (6 miles north-west), Farnham (6 miles south-west), Egham (13 miles north-east) and Walton-on-Thames (14 miles north-east).

Local landmarks in Normandy

Locally, jobs take us to homes and businesses close to Duke of Normandy pub. Normandy’s nearest station is Wanborough station, about 0.7 miles south of the centre. Other landmarks nearby include Ash Museum (2.1 miles west) and Guildford Hospital (2.6 miles east). Not far away are Hog's Back and Ash Ranges.

Normandy: your questions answered

How do I find out if my home in Normandy is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Normandy in the area you cover?

We do. Every survey there gets the same written report with photos.

How long is the visit?

It normally takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. The written report follows by email.

Will the camera show exactly where the water is?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Is thermal imaging included in your surveys?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What happens on the day

Once we have finished looking, we write up our findings in a report with photographs. As for time on site, it typically takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. In a hamlet or village like Normandy, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • Check we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Buyers: confirm access with the estate agent or seller

Why get it checked now?

Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. Where a roof is exposed, as many are in small places like Normandy, driving rain gets into any weakness, and damp in older walls is slow to dry out.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Prices for thermal roof surveys in Normandy

We confirm the price for your survey before booking. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages

Every price we give includes VAT. Prices start from £400, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

A little information up front helps. It is useful to include:

  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

We confirm the price for your roof before you book, so you know the cost up front. Our price is from £400, including VAT. For a price for your roof, phone 07833 053749 or email us.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
