Thermal roof surveys for homes and businesses in Christmas Pie

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. We then check those areas with moisture readings. Common reasons to book are patches of heat loss across the roof and damp where roofs meet walls and chimneys, across ceilings below the roof, flat roofs and commercial roofs.

Somewhere as small as Christmas Pie, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are looked at before the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we can’t see

In fairness, a roof survey has limits:

  • What’s inside walls or under coverings, without opening up
  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

What this survey covers

  • Insulated roof spaces
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Flat roofs
  • Loft conversions

Before and after the survey

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Use the report as a baseline for later checks
  • Don’t climb onto the roof to look for leaks yourself
  • Move stored items away from the loft hatch
  • Note where damp appears and after what weather

Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it’s easy to find each area on the roof.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at a typical home, and more on a big or complicated roof. Cottages and farmhouses around Christmas Pie frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Check pets are kept safely away
  • Leave a clear route to the loft

What happens if roof problems are left?

Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. In a place like Christmas Pie, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Why book with us

  • Professional indemnity and public liability insurance
  • Drone flown under a CAA Flyer ID and Operator ID
  • An independent view of the roof
  • Weekday and weekend surveys

FAQs for Christmas Pie

How do I find out if my home in Christmas Pie is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Christmas Pie in the area you cover?

Yes. We cover the whole of London and South East England, and Christmas Pie is part of that. Just call 07833 053749 or send us an email and let us know about the property.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Is thermal imaging included in your surveys?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Can a thermal camera see water?

Thermal imaging shows temperature rather than water. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

What a thermal roof survey looks like in Christmas Pie

Wanborough Manor, about 0.6 miles south-east, is one of the historic houses in the wider area around Christmas Pie. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you own one of the older houses in the streets near Church of St Bartholomew, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Puttenham CofE Infant School will know that a view from above covers a wide roof far faster than walking it.

Christmas Pie is about 2 miles east of Ash, in Surrey. Christmas Pie gets the same service as everywhere else we work: a proper look at what can safely be seen, photographs and a clear written report. Across Surrey, we cover Christmas Pie.
