How new roof snagging works in Wood Street Village

Our snagging inspections cover Wood Street Village and the rest of London and the South East. Time on site typically takes about 1–2 hours at a typical home, and longer for a large or complex roof. We inspect as far as it’s safe to see, and by drone where it’s applicable. A photo report follows. We inspect on weekdays and at weekends. Common reasons to book are missing or blocked roof ventilation and tiles or slates sitting out of line, across flashings and valleys, loft conversions and dormers and ridges and verges.

Being in a small place like Wood Street Village makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Common roof problems in Wood Street Village

A roof is hard for most owners to see properly. From the pavement, many faults are invisible and you may be asked to pay anyway.

A survey makes sense if you’ve noticed:

  • Gaps at new flashings
  • Ridge and hip tiles not properly fixed
  • Gutters blocked by building debris
  • Underlay at the eaves left exposed

If you let a flat or house near Wanborough station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What a roof survey includes

Roof by roof

Flashings

Poorly finished flashings often show up on new roofs. We photograph any we find.

Valleys

Lead or other valley linings should be laid and lapped neatly where they can be seen.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Your questions about new roof snagging in Wood Street Village

How do I find out if my home in Wood Street Village is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Wood Street Village?

Yes. We survey roofs across London and the South East, and Wood Street Village is part of that. You can call 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you check the loft?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How much is new roof snagging?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just call 07833 053749 or email us for a price.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That leaves time to raise anything we find.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Wood Street Village can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

Advice

Wood Street Village homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Wanborough Manor, about 1.9 miles south-west, is one of the historic houses in the wider area around Wood Street Village. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to St Alban's Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What we cannot see

In fairness, a roof survey has limits:

  • What’s under the new coverings
  • Pricing the remedial work
  • Settling a dispute with your roofer or builder
