Pre-purchase roof surveys for Wood Street Village homes and businesses

Pre-purchase roof survey in Wood Street Village: what you get

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it cannot be seen from the street. Our survey picks it out, with photographs that show you exactly where. We explain each finding in plain English, so you know what it means for the house you’re buying. If you’ve noticed quick fixes on flashings and valleys and slipped or missing slates and tiles, we can find out what’s behind it, whatever the roof.

Somewhere as small as Wood Street Village, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Why it is worth a survey now in Wood Street Village

The lender’s valuation is done for the lender, not for you. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you. Older cottages and farmhouses around Wood Street Village can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for the job before booking.

Why book with us

  • We hold a CAA Flyer ID and Operator ID
  • Surveys seven days a week
  • Over 20 years’ experience
  • 5,000+ surveys completed

What affects the price in Wood Street Village

To price your survey, we look at:

  • How big the roof is
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

Before you get in touch, it is useful to have:

  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • The property’s address and postcode

For a price for pre-purchase roof surveys in Wood Street Village, phone 07833 053749 or email us. Some details about the property and the roof help us give you an accurate price.

Honest limits

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • Whether timbers meet design loads
  • The condition of the rest of the house (that’s a RICS home survey)
  • Asbestos testing of any kind

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys
  • The roof space

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Find out whether the roof has been replaced or patched
  • Book once your offer is accepted
  • Mention any deadline when you contact us
  • Watch for stains or fresh paint on ceilings below the roof

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, which makes quotes easier to compare.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Pre-purchase roof surveys in Wood Street Village: local notes

The wider area around Wood Street Village has a long history of building, with Wanborough Manor about 1.9 miles south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Wanborough station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to St Alban's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

FAQs for Wood Street Village

How do I find out if my home in Wood Street Village is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is Wood Street Village in the area you cover?

We do. The survey and report are the same in Wood Street Village as anywhere else, and visits run on weekdays and weekends.

Can I take the findings back to the seller?

Yes, you can. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Do I need a roof survey if I’m having a RICS survey?

It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Different roofs, different checks

Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

What happens on the day

After the inspection, everything we found is written up as a report with photographs. As for time on site, most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Wood Street Village frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work
