How a pre-purchase roof survey works in Onslow Village

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey clay and concrete tiles, natural slate and chimney stacks, and people most often book us about cracked flaunching or crumbling chimney pointing and patch repairs that may hide an ongoing problem.

Bungalows, chalet bungalows and older cottages are common in smaller places like Onslow Village, and many have been extended or had dormers added. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Onslow Village. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A valuation or a promise of a lower price
  • The condition of the rest of the house (that’s a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical house, with time for the loft where it can be reached. A visit to Onslow Village is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Note where any stains or damp appear
  • Check pets are kept safely away

Getting a price

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or drop us an email.

Common questions in Onslow Village

Is my home in Onslow Village listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Onslow Village?

Yes, Onslow Village is one of the places we work. Every survey there gets the same written report with photos.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Will you need to get into the loft?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.

Do I need to be at home?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Why get it checked now?

Without a survey, you are relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. In a smaller place like Onslow Village, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Why us?

  • Drones and thermal imaging where it applies
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Photos and a written report every time

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Guildford Castle lies about 1.3 miles east, so building around Onslow Village goes back a long way. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. For an older house near a landmark such as All Saints' Church, the roof may have had decades of patch repairs, and the survey shows where they are.

What a survey costs

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

You do not need to know any roofing terms. It’s enough to tell us:

  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is
  • The address and postcode of the property

Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
