Pre-purchase roof surveys for homes and businesses in Littleton
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey gutters and downpipes, chimney stacks and the roof space, and people most often book us about quick fixes on flashings and valleys and sagging ridge lines or uneven roof slopes.
Being in a small place like Littleton makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Asbestos testing of any kind
- A structural engineer’s report
- How a seller will respond, or what the house is worth
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.
Roof types and parts we check
- Flat-roofed extensions and dormers
- The roof space
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
- Chimney stacks
- Gutters and downpipes
Landlords, agents and block managers in Littleton
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.
We survey roofs for letting agents and landlords as well as homeowners. A photo-illustrated written report gives you a clear record of the roof.
How we price pre-purchase roof surveys
When we price a survey, we consider:
- The type of building, from a house to a block or an office
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to tell us when you get in touch
If you can, have these to hand when you get in touch:
- Any deadline, such as an exchange date
- What kind of property and roof it is
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
Unsure which package suits your roof? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Do you need a pre-purchase roof survey in Littleton?
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.
Here are some of the things we see often:
- Signs of past leaks inside the loft
- Bitumen or mortar used in place of proper repairs
- Lead that has worked loose at a wall or chimney
- Ponding, blisters or splits on a flat roof
If your home is one of the older ones in the streets near Church of St Francis, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Before booking any roof surveyor
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
- How they plan to inspect the roof safely
- Whether VAT is in the quoted price
Littleton questions
Do you carry out roof surveys in Littleton?
Yes, Littleton is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is Littleton within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It does not stand in for a RICS survey.
How long will you be at the property?
Allow about 1–2 hours at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
The survey, step by step
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Littleton, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- For flats, make sure roof access has been agreed
Arrange a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Pre-purchase roof surveys in Littleton: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Littleton has a long history of building, with Loseley Park about 0.2 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Roof by roof
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
