Surveys for landlords and agents in Littleton

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or email us.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

About our drone roof survey in Littleton

Drones need reasonable weather. We don’t fly in strong wind or heavy rain, because the drone has to stay safely under control. If the weather turns, we will agree another day. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. If you’ve noticed standing water on a flat roof and damage after a storm that can’t be seen from below, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Littleton may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours at a typical home, and longer for a large or complex roof. Somewhere like Littleton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it’s checked too.
  5. Everything is written up, with the aerial photos and our advice.

Why it’s worth a survey now in Littleton

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Spotting them early keeps the work smaller. Outbuildings and barns around Littleton are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

To find out what your survey will cost, call 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What a drone roof survey does not cover

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Flying in a flight restriction zone without the airport’s permission
  • The underside of the roof (that needs an inside check)
  • Flights in high wind or heavy rain

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Airspace, weather and Littleton roofs

Every flight is checked against the Drone Safety Map first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Anyone responsible for a site like Loseley Fields Primary School will know that big roofs are where photos from the air and thermal images show the most at once. If you live in an older home near Church of St Francis, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Loseley Park, about 0.2 miles west, is one of the historic houses in the wider area around Littleton. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself.

Littleton questions

Can you fly a drone over a roof in Littleton?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain.

Is Littleton within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you go up on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know when booking.

Before and after the survey

Here are a few things we’d tell any owner:

  • Tell next door if the drone will be near their property
  • Tell us the exact address as you book
  • Be ready to move the date if the weather turns
  • Allow time for permission if you are in a flight restriction zone

Your report arrives by email, including the close-up photos taken by the drone. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, so small faults are dealt with early.
