Roof leak investigation in Wood Street Village

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. We check parapets, valleys and flashings from each safe vantage point. Our report shows what we found, with photos. Common reasons to book are drips from nail tips in a cold loft and water coming in around a roof light or dormer, across valleys and parapet gutters, slate and tile slopes and rooflights and dormers.

Many homes in small places like Wood Street Village face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes an hour or two, more where the leak is intermittent or the roof is large. For a village or hamlet like Wood Street Village, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Advice

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Keep a photo record of the damp patch
  • Stay off ladders and the roof
  • Mention any plumbing above the damp area
  • Have an electrician check any wet fittings

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. It saves chasing a leak that is not there.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

Wood Street Village questions

Is my home in Wood Street Village listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Wood Street Village?

We do. A small place gets exactly the same survey as a big one.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Is there anything I need to do before the visit?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, and tell us about past repairs. Keep catching drips and keep water away from electrics.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for your roof before you book, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Do you need a roof leak investigation in Wood Street Village?

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.

It is worth booking a survey if you’ve seen:

  • Leaks at a dormer or roof window
  • Water through the ceiling under a flat roof
  • Drips from nail tips in a cold loft
  • Drips in the loft during heavy rain

If you live near a park such as Broadstreet, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Before booking anyone

  • How much experience they have with roofs like yours
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • What insurance they carry
  • Whether you can ask questions once you have the report

  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads

Roof leak investigations in Wood Street Village: local notes

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from. Historic houses like Wanborough Manor, about 1.9 miles south-west, show how far back building in the area around Wood Street Village goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Wood Street Infant School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. For an older house near a landmark such as St Alban's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney.
