How a roof leak investigation works in Fairlands
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. Thermal imaging works best after a sunny day, on a dry roof with little wind. If you’ve noticed staining where a gutter or parapet meets the wall and water dripping from rafters or underlay, a survey will tell you what’s going on, on the roof space, valleys and parapet gutters and rooflights and dormers alike.
For a small place like Fairlands, the inspection is the same as anywhere: the journey and access are just planned ahead of time. It is useful to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

What affects the cost of roof leak investigations
We confirm the exact price before you book. This is what makes a difference:
- Which survey package you book
- If the survey needs thermal imaging or a drone
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
Getting in touch
Here’s what helps us most when you get in touch:
- Why you want a survey: buying, a leak, a storm or new work
- Pictures from the garden or a window, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email.
Checking the roof from ground level
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Wind, rain and roofs in Fairlands
With Guildford Castle about 2.8 miles south-east, Fairlands sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.
Landlords with a home close to Guildford station may find that a tenant living with a leak needs the cause found, not just the stain painted over. Take a building like Worplesdon Primary School: a leak through a large roof is frequently found some distance from where the water shows inside. If your house is among the older ones in the streets near St Alban's Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
Fairlands is about 2 miles north-west of Guildford, in Surrey. We visit Fairlands as part of our work across Surrey. Our Surrey coverage includes Fairlands and the places around it.

What this survey can’t tell you
Before booking, it’s worth knowing what a survey will not do:
- Plumbing leaks that look like roof leaks
- Defects hidden under coverings or inside walls without opening up
- A promise to find every leak on a single visit
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.
What we look for on each type of roof
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. That is why we check the flashings near a stain, not just the one directly above.
Valleys
Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.
Your questions about roof leak investigations in Fairlands
Do you cover Fairlands?
Yes, Fairlands is one of the places we work. The survey and report are the same in Fairlands as anywhere else.
How do I find out if my home in Fairlands is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What do I do with the report?
The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Is thermal imaging part of a leak investigation?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
How long will you be at the property?
Allow an hour or two for a house, while a commercial roof takes nearer three to four hours. We will confirm what to expect when we arrange the visit.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Will I get photos?
Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Fairlands, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with your notes and photos of the leak.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
How to prepare
- Clear the way to the loft hatch
- Check we can get to the back of the property
- Agree roof access with the managing agent if it is shared
