How a roof survey works in Fairlands

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. Typical surveys look at slates or tiles that have slipped or broken and ponding, splits or blisters on flat roofs, on the roof space, clay and concrete tiles and chimney stacks.

In a small place like Fairlands, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we are asked to look at in Fairlands

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

It is worth booking a survey if you’ve seen:

  • Debris building up in roof valleys
  • Gutters that overflow in heavy rain
  • Loose ridge or hip tiles
  • Lifted, split or missing lead flashings

Landlords with a home close to Guildford station may find that the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • What happens after the report arrives
  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance

Roof surveys around Fairlands

About 2.8 miles south-east lies Guildford Castle, a reminder of how long the area around Fairlands has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Chitty's Common shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you look after a building like Worplesdon Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Common questions in Fairlands

I let a flat near Guildford station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Will you come out to Fairlands?

We do. A small place gets exactly the same survey as a big one.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

How we price roof surveys

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight
  • Roof area
  • Which survey package you book

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode

Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like Fairlands, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why get it checked now?

Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble. Around Fairlands, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
