What we look for on each type of roof

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Flat roof survey in Fairlands

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you’ve noticed water getting in at rooflights and ponding water that doesn’t drain away, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Fairlands may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

What a flat roof survey doesn’t cover

A survey is a careful look at the flat roof, but it cannot do everything. The main limits are:

  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What our survey covers.

What we check

  • Upstands and outlets
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs

Before and after the survey

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting
  • Keep people off the roof unless they need to be there
  • Ask whoever fits equipment on the roof to make good the covering

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Older and listed buildings around Fairlands may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Local flat roofs in Fairlands

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 2.8 miles south-east lies Guildford Castle, a reminder of how long the area around Fairlands has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Guildford station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building such as Worplesdon Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Fairlands is about 2 miles north-west of Guildford, in Surrey. We visit Fairlands as part of our work across Surrey, for houses, flats and commercial buildings. Fairlands is one of the towns and villages in Surrey where we work.

Do you need a flat roof survey in Fairlands?

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Common reasons to book include:

  • Cracked or split membrane
  • Outlets that hold water back
  • Loose or cracked edge trims
  • Blisters and bubbles in the covering

The streets around a church such as St Alban's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start.

What to expect from a roof survey

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Fairlands, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

Fairlands: your questions answered

Do you carry out roof surveys in Fairlands?

Yes, Fairlands is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.

Does a conservation area affect roof work in Fairlands?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

How long does the survey take?

It typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. We will confirm the timing when booking.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
