- Upstands pulling away from walls
Why act early in Wood Street Village
Ponding seldom gets better on its own. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. For older village homes like those around Wood Street Village, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

How a flat roof survey works in Wood Street Village
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey felt flat roofs, mastic asphalt and upstands and outlets, and people most frequently book us about damaged trims at the roof edge and outlets choked with leaves and silt.
Somewhere as small as Wood Street Village, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a flat roof survey looks like in Wood Street Village
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Wanborough Manor about 1.9 miles south-west, Wood Street Village sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you let a flat or house near Wanborough station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark like St Alban's Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you look after a building such as Wood Street Infant School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What we cannot see
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
- Whether old sheeting or boards contain asbestos
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.
Roof types and parts we check
- GRP fibreglass
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
- Single-ply membranes
- Felt flat roofs
Different roofs, different checks
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
EPDM rubber
EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Wood Street Village often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.

Advice
Tips from our surveys
Here are a few things we’d tell any owner:
- Have the roof looked at again after a severe storm
- Ask whoever fits equipment on the roof to make good the covering
- Keep people off the roof unless they need to be there
- Never stand on rooflights or fragile sheeting
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

What affects the price in Wood Street Village
What a survey costs depends on the time and equipment it needs. The main factors are:
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
What to let us know when you get in touch

FAQs for Wood Street Village
Is my home in Wood Street Village listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in Wood Street Village?
Yes. We work right across London and South East England, and Wood Street Village is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
How many years has my flat roof got left?
We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.
