Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Keep outlets clear of leaves and moss
  • Note any new marks on ceilings beneath the roof
  • Have the roof looked at again after a severe storm
  • Ask whoever fits equipment on the roof to make good the covering

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

How a flat roof survey works in Wanborough

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We’re often asked to look into splits and cracks in the covering and failed upstands where the roof meets a wall, on upstands and outlets, EPDM rubber and felt flat roofs.

Older buildings in small places like Wanborough may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Your questions about flat roof surveys in Wanborough

How do I find out if my home in Wanborough is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Wanborough?

Yes. We work right across London and South East England, and Wanborough is part of that. You can ring 07833 053749 or use the contact form with the address and a few details.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Do you look in the roof space?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.

How the survey works

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Wanborough, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • If it isn’t your property yet, arrange access through the agent
  • Check we can get to the back of the property
  • Keep pets out of the way during the survey

How to book

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, call 07833 053749 or use the contact form.

Common roof problems in Wanborough

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

  • Pools of water lying on the roof
  • Blocked or damaged outlets
  • A sagging deck under the covering
  • Cracked or split membrane

What a roof survey includes

Different roofs, different checks

Mastic asphalt

With age, asphalt can harden and crack with movement. The report shows where it is cracking and how far it seems to extend.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

What a flat roof survey looks like in Wanborough

Wanborough Manor, about 0.1 miles east, is one of the historic houses in the wider area around Wanborough. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you live in an older home near Church of St Bartholomew, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building like Puttenham CofE Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
