Fairlands Chimney Survey
A careful look at the chimney stack at your property in Fairlands, and put it all in a report with photographs.
- Lifted or split lead flashings
- Cracked or missing flaunching
- Damp patches on chimney breasts
About our chimney survey in Fairlands
We inspect chimneys from wherever they can safely be seen: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. Common reasons to book are bricks with flaking faces and unused flues sealed without airflow, on lead flashings, brick chimney stacks and shared and party-wall stacks.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Fairlands homes and their roofs
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Guildford Castle, about 2.8 miles south-east, show how far back building in the area around Fairlands goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take a building like Worplesdon Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St Alban's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Guildford station, the gap between tenancies is a good time to have the roof looked at.
Fairlands is about 2 miles north-west of Guildford, in Surrey. Whether the building in Fairlands is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across Surrey, we cover Fairlands.
All of GU3 is within our area for chimney surveys, from the main roads to the quietest streets. Nearby, we also carry out chimney surveys in Wood Street Village (1 mile south-west), Worplesdon (1 mile north), Willey Green (2 miles west), Stanford Common (2 miles north-west) and Onslow Village (2 miles south). Larger places within reach include Woking (4 miles north-east), Camberley (7 miles north-west), Farnham (8 miles south-west), Egham (12 miles north), Walton-on-Thames (12 miles north-east) and Dorking (13 miles east).

Prices for chimney surveys in Fairlands
What a survey costs depends on the time and equipment it needs. That comes down to:
- Roof area
- How many separate roofs there are, like extensions, dormers and garages
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
What to let us know when you contact us
Getting the details right at the start saves time. It’s useful to include:
- Where the property is, with the postcode
- Pictures of the roof from a safe spot, if you have them
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
Once you know what you need, phone 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Landlords, agents and block managers in Fairlands
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.
Tips that help
You don’t need to be a roofer to help. Here’s what helps most:
- Keep track of stains on chimney breasts
- Remove aerials or dishes from the stack if they’re no longer needed
- Look at the chimneys with binoculars after a storm
- Check with the council before altering a stack in a conservation area or on a listed building
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.
Check your stacks from the street or garden after a storm. With binoculars, you can frequently see cracked flaunching or lifted lead.

Fairlands questions
Do you survey roofs for landlords with property near Guildford station?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or send us an email with the details.
How do I find out if my home in Fairlands is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
What happens after the survey?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
What does the report include?
A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is this an asbestos survey?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
What’s the best way to book?
Simply call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment
- Conditions inside walls
- Checks on boilers, fires or their flues
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Chimney pots and cowls
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
- Flaunching
- Chimney breasts
How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two for a house, and about three to four hours for a commercial roof. Older rural homes like those around Fairlands can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- Let us know where we can park nearby
- For a flat or shared roof, check access with the building owner or managing agent
- Leave a clear route to the loft

What we look for on each type of roof
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We look at them and at the stack in the loft where there is safe access.
