About our chimney survey in Onslow Village

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you are worried about staining on walls around the chimney and damaged chimney pots and cowls, we can find out what’s behind it, whatever the roof.

Around Onslow Village, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Make sure unused flues are capped with ventilation
  • Look at the chimneys with binoculars after a storm
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Have the flue swept and checked if you use the fire

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

Roofs, chimneys and gutters in Onslow Village

Guildford Castle, about 1.3 miles east, is one of the historic houses in the wider area around Onslow Village. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Broadstreet shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you let a flat or house near Guildford station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as Onslow Infant School, large buildings have long gutter runs and big roofs that need checking like any other.

Why act early in Onslow Village

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Homes in smaller places like Onslow Village can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

How the survey changes by roof type

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Chimney breasts and the loft

If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.

Is Onslow Village within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Onslow Village listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or email us.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Does someone need to be in?

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. Some parts of a survey depend on the weather, so a visit to Onslow Village is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Leave a clear route to the loft
  • Find any records of previous roof work
  • Point out any leaks or damp patches

What this survey cannot tell you

A survey is a close look at the chimney stack, but it can’t do everything. The main limits are:

  • A structural engineer’s assessment
  • The inside of the flue, which needs a sweep or flue specialist
  • Hidden damage within the stack

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.
