Binscombe Chimney Survey
Not sure what state the chimney stack is in? You can book a chimney survey in Binscombe and across Surrey, with plain-English findings.
- Unused flues sealed without airflow
- Damaged chimney pots and cowls
- Frost-damaged brickwork on the stack
How the survey changes by roof type
Chimney breasts and the loft
Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it’s adequate.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Chimney surveys for homes and businesses in Binscombe
If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. We survey lead flashings, chimney pots and cowls and flaunching, and common reasons people get in touch are flaunching that has broken away and unused flues sealed without airflow.
Somewhere as small as Binscombe, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Binscombe questions
Is Binscombe within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Do you survey roofs for landlords with property near Farncombe station?
Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and some details.
Do you inspect the flue?
No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
Will you go up on the roof?
Only if it is safe. We check everything that can safely be seen: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.
The survey, step by step
Once we have finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Binscombe, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can be seen safely.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- Unlock side gates and any roof access doors
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building

Advice
Useful tips for Binscombe property owners
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Remove aerials or dishes from the stack if they’re no longer needed
- Check your stacks from ground level after strong winds
- Use the report as a baseline for future checks
- Never climb onto the roof to look at a chimney
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
What this survey can’t tell you
To be straight with you, a roof survey has limits:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Whether a gas appliance or its flue is safe
- Flue inspections or sweeping
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

Landlords, agents and block managers in Binscombe
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Chimney surveys around Binscombe
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Loseley Park, about 0.7 miles north-east, show how far back building in the area around Binscombe goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church such as St John the Evangelist Church are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Loseley Fields Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Living close to Farncombe Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
