Gutter surveys for Onslow Village homes and businesses

How the survey changes by roof type

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

About our gutter survey in Onslow Village

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We are often asked to look into soffits marked by water and joints that drip after rain, across parapet and box gutters, outlets and hoppers and downpipes.

Around Onslow Village, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Local roofs in Onslow Village

The wider area around Onslow Village has a long history of building, with Guildford Castle about 1.3 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live near a park such as Broadstreet, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a building like Onslow Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Guildford station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Onslow Village: your questions answered

Do you survey roofs for landlords with property near Guildford station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details.

Do you cover smaller places like Onslow Village?

Yes, Onslow Village is on our map. Villages and rural addresses get the same survey as a town house.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Why act early in Onslow Village

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. Arranging work in a smaller place like Onslow Village is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours at most homes, or half a day or so for a commercial building. For a survey in Onslow Village, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Advice

What we cannot see

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Downpipes
  • Eaves gutters
  • Valley gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Parapet and box gutters

Before and after the survey

From years of surveys, a few habits stand out:

  • Watch the gutters during heavy rain
  • Leave gutter checks at height to someone equipped for it
  • Have overhanging branches cut back
  • Look for downpipes coming loose

Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before the walls suffer.
