Gutter surveys in Compton: local notes
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1 mile east lies Loseley Park, a reminder of how long the area around Compton has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live near a park such as Pucks Oak Barn and McAlmont Reserves, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you look after a building such as Loseley Fields Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Farncombe station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Gutter surveys for homes and businesses in Compton
Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you are worried about soffits marked by water and water backing up from a hidden gutter, we can find out what’s behind it, on fascias and soffits, parapet and box gutters and eaves gutters alike.
Older buildings in small places like Compton may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Rented homes, blocks and businesses
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form with the addresses.
What affects the cost of gutter surveys
Prices vary from roof to roof, for these reasons:
- Roof area
- The use of thermal imaging or a drone
- Building height and the viewpoints available
- Chimneys, valleys, parapets and other details
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
What to tell us when you get in touch
To price your survey accurately, we will ask about:
- Any stains, drips or damp patches you’ve seen indoors
- When you need the report by
- How the loft is reached, if there is one
- Your postcode, so we can check access and travel
Unsure which package suits your roof? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.
How the survey works
Once we’ve finished looking, we write up our findings as a written report with photos. On timing, most surveys take roughly 1–2 hours at a typical home, and more on a big or complicated roof. Older rural homes like those around Compton can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- For a flat or shared roof, check access with the freeholder or managing agent
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of

Advice
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Blockages deep inside downpipes
- Damage hidden inside walls or behind boards
- The inside of buried drains

Questions from Compton
Do you survey roofs for landlords with property near Farncombe station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.
Is Compton within the area you cover?
Yes. Compton is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or drop us an email.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
How much is a gutter survey?
Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, call 07833 053749 or send us an email.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and the report says so.
Leave it or get it looked at?
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Older cottages and farmhouses around Compton can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Have overhanging branches cut back
- Don’t leave hidden gutters out of a clear-out
- Watch ceilings under valley gutters for fresh marks
- Look for downpipes coming loose
You receive a written report with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.
Deal with drips, sags and loose downpipes early. Left alone, they typically grow, and the water they spill can damage walls and timber.
