Chimney surveys for homes and businesses in Stanford Common
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a photo-illustrated written report and our recommendations. Typical surveys look at gaps where the stack meets the roof and disused chimneys trapping moisture, on shared and party-wall stacks, brick chimney stacks and flaunching.
Some older homes in villages like Stanford Common are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours on an ordinary house, and more on a big or complicated roof. In a hamlet or village like Stanford Common, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- You get a written report with photos and our recommendations.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Mention any parking restrictions on your street
- Move anything stored under the loft hatch

Related advice
Do you need a chimney survey in Stanford Common?
The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.
Common reasons to book include:
- Disused chimneys trapping moisture
- Cracked or missing flaunching
- Eroded joints in the brickwork
- Damaged chimney pots and cowls
Take a building like Knowl Hill School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions from Stanford Common
Is my home in Stanford Common listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Stanford Common within the area you cover?
Yes. Stanford Common is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
How long will you be at the property?
It normally takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. The report follows by email.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning. Tell us about it when booking and we will explain what’s needed.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.
What do you check on a chimney?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
How we price chimney surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- Commercial roofs and larger buildings
- The use of thermal imaging or a drone
Chimney survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.
Getting in touch
To price your survey accurately, we’ll ask about:
- How the loft is reached, if there is one
- What’s prompted the survey
- The property’s address and postcode
- Any stains, drips or damp patches you’ve seen indoors
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or drop us an email.
What a chimney survey doesn’t cover
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- Areas we can’t view from safe positions
- The inside of the flue, which needs a sweep or flue specialist
- A structural engineer’s assessment
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Photograph damp patches with the date
- Glance at the stacks from the street now and then
- Check that disused chimneys can still breathe
- Ask about consent before removing a chimney on an older property
Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.
Chimney surveys around Stanford Common
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Wanborough Manor, about 3.5 miles south, is one of the historic houses in the wider area around Stanford Common. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Brookwood station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Michael and All Angels: its roof may have old fixings, lead flashings and chimneys that need a closer look.
