How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Hurtmore often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a report with photographs.

About our new roof snagging in Hurtmore

Ventilation matters on a new roof. Where vents have been fitted at the ridge or eaves, we check them and look in the roof space for condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. Common reasons to book are flashings not properly dressed or fixed and gutters blocked by building debris, on loft conversions and dormers, flashings and valleys and new-build homes.

Older buildings in small places like Hurtmore may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Deciding who is at fault in a disagreement
  • How the roof will perform for years to come
  • Nails and clips under the slates or tiles

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you before booking. What a survey covers and does not.

Prices for new roof snagging in Hurtmore

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

Before you get in touch, it helps to have:

  • Anything about access we should know
  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Local roofs and buyers in Hurtmore

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Loseley Park, about 1.5 miles north-east, is one of the historic houses in the wider area around Hurtmore. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Godalming station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What we are asked to look at in Hurtmore

Roofers do not always clear every gutter and lower roof. Offcuts and broken pieces often end up in the gutters or damage lower roofs.

People usually book a survey when they’ve noticed something like this:

  • Poorly finished verges
  • Flashings not properly dressed or fixed
  • Signs of condensation in the loft space
  • Loose or badly finished ridge tiles

If you own one of the older houses in the streets near Church of St Nicholas, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before you book

  • Whether you get a written report with photos
  • What follow-up you get after the report
  • When you will get the report
  • What’s outside the scope of the survey

What’s in a roof survey

How the survey changes by roof type

Ridges, hips and verges

Cracked mortar or loose ridge tiles on a new roof are worth raising. They’re recorded with photos.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

Questions from Hurtmore

Do you cover smaller places like Hurtmore?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Hurtmore is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can be seen safely and photograph what we find. It’s worth booking before your builder’s defects period ends.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
