What a flat roof survey doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Testing older roof sheets for asbestos
  • An exact number of years the roof has left
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs

Flat roof surveys for homes and businesses in Godalming

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed blistering in felt or asphalt and blocked or damaged outlets, we can find out what’s behind it, whatever the roof.

Around a smaller place like Godalming, flat roofs usually cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

Godalming questions

Will you come out to Godalming?

Yes, Godalming is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you carry out roof surveys in Godalming?

Yes. Our area covers London and South East England, and Godalming is part of that. You can call 07833 053749 or send us an email with the address and some details.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we will say so and suggest what would help.

Is ponding on a flat roof a problem?

Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.

Can you survey a flat roof on an office or unit?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

How much is a survey?

Our price is from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, phone 07833 053749 or use the contact form.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Keep records of when the roof was laid and what work has been done
  • Make sure new fixings through the roof are properly sealed
  • Check from a window for ponding after heavy rain
  • Check ceilings under the roof for damp patches

Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How the survey works

The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. It normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Godalming, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work
