Is my home in Busbridge listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.
Do you look for flat roof leaks?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we’ll say so and suggest what would help.
How long will you be at the property?
It usually takes about one to two hours at most homes, or half a day or so for a commercial building. We will confirm the timing when you book.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or email us.
About our flat roof survey in Busbridge
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or send us an email with the address and an idea of the roof’s size. Typical surveys look at standing water left after rain and loose or cracked edge trims, across upstands and outlets, GRP fibreglass and felt flat roofs.
Somewhere as small as Busbridge, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks
Felt and built-up roofs
Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.
GRP fibreglass
A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

When you need someone else
We only report what can be seen safely on the day, so there are some things a survey cannot cover:
- Parts of the roof that aren’t safe to walk on or view
- What’s under the membrane without opening it up
- Structural calculations, which need a structural engineer
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Flat roofs in Busbridge
The wider area around Busbridge has a long history of building, with Loseley Park about 2.7 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
For an older house near a landmark such as St John the Baptist Church, the joins between later flat roofs and the old walls are where problems typically start. Take a building like Busbridge Infant School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For landlords with property near Godalming station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

The survey, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Busbridge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First we go through the roof, what’s beneath it and any problems so far.
- We check the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.

Advice
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Check new fixings through the roof are properly sealed
- Look for standing water a day after rain
- Clear roof outlets and gutters each autumn
- Book a survey every few years
Once we have been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
