Practical tips

Here are a few things we’d tell any owner:

  • Look for new stains on ceilings below valleys after rain
  • Get trees that overhang the gutters trimmed
  • Include valley, parapet and box gutters when clearing
  • Have gutters cleared at least once a year

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it is done.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

How a gutter survey works in Linchmere

We survey gutters and rainwater systems in Linchmere and right across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the roof space. A visit normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. The written report follows, with photographs and recommendations. We survey valley gutters, parapet and box gutters and outlets and hoppers, and people most often book us about valley or box gutters that overflow inside and cracked or loose downpipes.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a gutter survey does not cover

In fairness, a roof survey has limits:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Parts of gutters that cannot be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Outlets and hoppers

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Linchmere needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

How to prepare

  • Tell us about parking before the day
  • Agree roof access with the managing agent if it is shared

Common roof problems in Linchmere

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

Problems we come across often include:

  • Choked outlets or hopper heads
  • Gutters packed with leaves or moss
  • Water spilling over the gutter edge
  • Valley or box gutters that overflow inside

If you live in an older home near The Parish Church of St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Linchmere questions

Do you cover smaller places like Linchmere?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Liphook station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email and tell us the address and what you need to know. We will confirm the price and agree a day with you.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just call 07833 053749 or send us an email for a price.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What’s in the report?

Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Will you check the drains below ground?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

What we look for on each type of roof

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

Gutter surveys around Linchmere

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you own a rental within reach of Liphook station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Woolmer Hill School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
