When to book a survey in Linchmere

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

Typical things we are asked to look at include:

  • Debris building up in roof valleys
  • Standing water on a flat roof
  • Flashings that have come away from the wall
  • Cracked mortar along the ridge

For site and facilities teams at buildings like Woolmer Hill School, a written record of a large roof helps plan work for the holidays rather than in term time.

What to check before booking

  • Whether you can ask questions once you have the report
  • Whether the price includes VAT
  • Whether any drone flown is registered with the CAA
  • Whether the loft is part of the inspection

What to expect from a roof survey

Roof survey in Linchmere: what you get

Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey clay and concrete tiles, chimney stacks and ridges, hips and valleys, and people most often book us about slates or tiles that have slipped or broken and cracked or blistered flat roof coverings.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a roof survey looks like in Linchmere

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If you let a flat or house near Liphook station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as The Parish Church of St Peter are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Look for debris in the garden after high winds
  • Move stored items away from the loft hatch
  • Photograph stains when they appear
  • Include dormers, porches and garages as you book

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

What a survey costs

A few things affect what a survey costs:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • The roof’s overall size
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

There’s no need for technical words. Just let us know:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • The property’s address and postcode
  • The kind of building and roof involved

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Somewhere as small as Linchmere, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Let us know about parking near the property
  • For flats, check roof access has been agreed
  • Point out any leaks or damp patches

Roof by roof

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.

Linchmere questions

Will you come out to Linchmere?

Yes. Linchmere is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can a landlord with a rental near Liphook station book a roof survey?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Can you tell me how long my roof will last?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
