Roof survey in Hammer: what you get

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey ridges, hips and valleys, the roof space and lead flashings, and the problems we are asked to look at most are gutters that overflow in heavy rain and ridge tiles that have lifted or moved.

Older buildings in small places like Hammer may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What happens on the day

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Older rural homes like those around Hammer can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Advice

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Local roofs in Hammer

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For site and facilities teams at buildings such as Woolmer Hill School, large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark such as St. Stephen's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we’re asked to look at in Hammer

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

We’re frequently asked to look at:

  • Condensation or damp timbers in the loft
  • Ridge tiles that have lifted or moved
  • Leaking gutter joints and downpipes
  • Slipped, cracked or missing slates and tiles

For landlords with property near Haslemere station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • Their track record with similar roofs
  • Whether the loft space is looked at, where there is one
  • Whether any drone flown is registered with the CAA
  • What they will not be able to tell you

What to expect from a roof survey

What a survey costs

When we price a survey, we consider:

  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

What helps most when you contact us:

  • When you need the report by
  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window

Every survey is priced before it is booked, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

What a roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Faults hidden behind ceilings or boarding
  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Common questions in Hammer

Is Hammer within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you survey roofs for landlords with property near Haslemere station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

What does a roof survey cost?

Prices start from £150, including VAT. You’ll know the exact price before booking. For a price, phone 07833 053749 or drop us an email.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Do you give a life expectancy for the roof?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.

Leave it or get it looked at?

It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. For older village homes like those around Hammer, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
