Landlord roof survey in Hammer
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen, along with the loft space where there’s safe access. Common reasons to book are damp or stains in top-floor flats and ponding or splits on flat roofs, on flat roofs on blocks, rented houses and shared roofs.
Some older homes in villages like Hammer are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Common questions in Hammer
Is Hammer within the area you cover?
Yes, Hammer is on our map. Villages and rural addresses get the same survey as a town house.
I let a flat near Haslemere station. Can you check the roof?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Is the report suitable for a maintenance plan?
Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.
How much is a survey?
Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Landlord roof surveys around Hammer
An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
The streets around a church such as St. Stephen's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Woolmer Hill School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Haslemere station, a dated record of the roof is useful when planning maintenance across a let.

Why it is worth a survey now in Hammer
On a shared roof, disagreements are easier to settle with a clear record. Without a survey, it’s one opinion against another. In a small place like Hammer, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Landlord and commercial surveys in Hammer
Landlords, agents and building managers in Hammer and across Surrey can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or drop us an email.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
What a landlord roof survey doesn’t cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- The structure in the way a structural engineer would assess it
- Parts of the roof we cannot safely see or access
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.
What this survey covers
- Shared roofs
- Converted houses
- Gutters and downpipes
- Rented houses
- Blocks of flats
- Flat roofs on blocks
What happens on the day
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a single let house, with blocks of flats taking longer. Somewhere like Hammer needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before the survey
- Keep pets in another room
- Let us know where we can park nearby
- Make a note of anything you’d like us to look at
