About our landlord roof survey in Woolmer Hill
A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photographs and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We’re often asked to look into flashings that have come away and gaps where tiles or slates have slipped, across gutters and downpipes, rented houses and converted houses.
In a small place like Woolmer Hill, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

What we do, step by step
The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes between one and two hours for a single let house, with blocks of flats taking longer. Rural addresses near Woolmer Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before the survey
- Check pets are kept safely away
- Buyers: confirm access with the estate agent or seller
- Make sure we can get to the back of the property
How to book
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Tell tenants when we’re coming
- Get legal advice on lease responsibilities
- Have gutters and outlets cleared every year
- Don’t wait for a leak to survey the roof
If you need to share the findings with leaseholders or a board, the photos help. We keep the report clear and jargon-light.
Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

Questions from Woolmer Hill
Do you survey roofs for landlords with property near Haslemere station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or send us an email with the address and a few details, including who will give access on the day.
How do I find out if my home in Woolmer Hill is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you check the loft?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
How long does the survey take?
Most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. We’ll confirm the timing when booking.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What we look for on each type of roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.
Party-wall upstands and parapets
Parapet walls frequently hide gutters behind them. We inspect them as far as it is safe to see.
What a landlord roof survey looks like in Woolmer Hill
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Take a building like Camelsdale Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Haslemere station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why it’s worth a survey now in Woolmer Hill
A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. For an older or listed building in a place like Woolmer Hill, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
