Thermal roof surveys for homes and businesses in Hammer

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are stains that keep coming back and damp around chimneys and parapets, across loft conversions, commercial roofs and ceilings below the roof.

In a small place like Hammer, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why act early in Hammer

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Older and listed buildings around Hammer may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Thermal roof surveys around Hammer

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

Take a building like Woolmer Hill School: thermal images can show where wet insulation sits under a big flat roof.

Your questions about thermal roof surveys in Hammer

Do you cover Hammer?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Hammer listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there’s safe access.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, let us know as you book.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Proving moisture from the images alone
  • A structural engineer’s assessment
  • Hidden layers that need to be opened up to check

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What we check

  • Commercial roofs
  • Insulated roof spaces
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Flat roofs

Prices for thermal roof surveys in Hammer

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely
  • The use of thermal imaging or a drone
  • The size of the roof

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £400, including VAT.

Helping us price your survey

Before you get in touch, it helps to have:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, like buying, a leak or storm damage

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Common roof problems in Hammer

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which helps when timescales are tight.

Problems we come across frequently include:

  • Water that travels before it shows
  • Wet areas near outlets and upstands
  • Missing or slipped insulation
  • Patches of heat loss across the roof

If your house is among the older ones in the streets near St. Stephen's Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

What to check before booking

  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?

What a roof survey includes

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for a house, and more on a big or complicated roof. Somewhere like Hammer needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors
